How to Get Property Valuation for SBI Home Loan in Delhi NCR

Applying for an SBI home loan in Delhi? Before the bank disburses your loan, they will send a bank-approved registered valuer to assess your property. Understanding this process can help you avoid delays and ensure a smooth loan approval.

Why Does SBI Need a Property Valuation?

When you apply for a home loan, the property you're buying (or building on) serves as collateral for the bank. SBI — and every other bank in India — needs to independently verify that the property is worth at least the amount they are lending you. If you default on the loan, the bank needs to be able to recover the loan amount by selling the property.

This is why banks engage their own registered valuers who conduct independent valuations — not valuations from the seller's side or from the applicant.

Who Can Do Valuation for SBI Home Loan?

SBI only accepts valuation reports from valuers on their approved panel for that specific branch's area. This is non-negotiable — if you get a report from a non-approved valuer, SBI will not accept it.

  • The valuer must be on SBI's approved panel for the relevant service area (Delhi, Noida, Ghaziabad, etc.)
  • Most banks now require the valuer to also be an Registered Valuer (mandatory since 2019)
  • Government valuers (PWD, CPWD) are also accepted by SBI in some cases

The Step-by-Step SBI Valuation Process

  1. Loan application filed: You submit your home loan application to SBI branch.
  2. Bank assigns valuer: SBI assigns an approved registered valuer from their panel for your property's area.
  3. Valuer contacts you: The valuer coordinates a site visit at a mutually convenient time.
  4. Site inspection: The valuer visits the property, takes measurements, photographs, and assesses condition and location.
  5. Market analysis: The valuer checks comparable sales in the area and current circle rates.
  6. Valuation report prepared: A certified report is submitted directly to the SBI branch — typically within 3–5 working days.
  7. Loan sanction: Based on the valuation, SBI sanctions the loan at the lower of the purchase price or 80–90% of the valuation (LTV ratio).

What Factors Does the Valuer Check?

  • Plot area and built-up area (as per approved plan vs. actual)
  • Age and construction quality of the building
  • Location and accessibility (road width, public transport)
  • Floor (for apartments — ground vs. top floor)
  • Amenities (parking, lift, security, water supply)
  • Circle rate vs. market rate differential in the area
  • Legal encumbrances or discrepancies in approved plan

Tips to Ensure a Smooth Valuation

  • Keep all property documents ready before the valuer visits
  • Ensure the property is accessible and the valuer can measure all areas
  • Point out any recent renovation or improvements to the valuer
  • Share the purchase agreement so the valuer knows the declared price
  • Do not try to pressure the valuer to inflate the value — it's a legal document

Valuation for Under-Construction Properties

For under-construction flats and builder properties, SBI disburses loans in stages linked to construction progress. The valuer first certifies the current stage of construction and the estimated completion value. As each stage is complete, the valuer revisits and certifies before the bank releases the next disbursement tranche.

What if the Valuation Comes Lower Than Purchase Price?

This is common in Delhi NCR where market prices often exceed circle rates. If the valuation comes lower, your loan amount will be restricted to 80% of the valuation (not 80% of the purchase price). This means you'll need to arrange additional down payment.
