Property Valuation for UK, US & Australia Visa from India — Complete Guide
When applying for a visa to the UK, US, Australia, or other countries, embassies and immigration authorities assess your financial ties to India — including real estate. A certified property valuation report from a registered valuer is one of the strongest financial documents you can submit to demonstrate assets and intent to return.
Why Embassies Ask for Property Valuation
Immigration authorities use property valuation for two main reasons:
- Proof of financial assets: Property demonstrates wealth and the ability to fund your stay abroad without working illegally.
- Strong ties to India: Owning property worth significant value is evidence that you have a reason to return — reducing the perceived immigration risk.
For this reason, a visa property valuation is particularly valuable for visitor visas, student dependent visas, skilled worker visas, and PR applications where financial standing must be demonstrated.
Country-by-Country Requirements
| Country / Visa | Valuation Purpose | Format Required |
|---|---|---|
| UK — Standard Visitor / Student | Show financial assets, ties to India; demonstrate ability to fund trip | Registered valuer certificate with current FMV in INR and GBP equivalent |
| USA — B1/B2 Visitor | Demonstrate financial ties to India; non-immigrant intent | Registered valuer report; no specific government format required |
| Australia — Tourist / PR Sponsor | Asset declaration for visa subclass 600 / family stream PR | Valuation in AUD equivalent; certified by registered valuer |
| Schengen (Europe) | Financial sufficiency; assets declaration | Notarised copy of registered valuer report often required |
| Canada — Visitor / PR | Asset proof; ties to India; sponsorship financial capacity | Registered valuer FMV certificate (see our Canada visa guide) |
| UAE / Middle East | Investor visa / residency by investment property proof | Certified valuation in AED equivalent |
UK Visa — What the Home Office Looks For
For a UK Standard Visitor Visa, the Home Office assesses your financial situation holistically. A property valuation report helps demonstrate:
- Net worth and liquid + illiquid assets in India
- That you have substantial financial interests in India that motivate your return
- The ability to fund your UK visit without recourse to public funds or illegal working
The report should clearly state: property address, plot/built-up area, description of the property, and the current fair market value in INR. Including the approximate GBP equivalent (at current exchange rates) makes the document more useful to immigration officers. Our visa property valuation service includes this by default.
US Visa (B1/B2) — Demonstrating Non-Immigrant Intent
The US consulate grants visitor visas based on the presumption of immigrant intent unless you can demonstrate strong ties to India. Real estate is one of the strongest ties. There is no mandated format for US visitor visa financial documents — but the report should:
- Be on the valuer's letterhead with professional credentials clearly stated
- Include the property address, area, and current fair market value in INR
- Include the date of inspection and date of report
- Bear the original signature and seal of the registered valuer
For US visa applications, we recommend submitting the valuation report alongside property documents (sale deed, property tax receipts) to make the strongest case.
Australia Visa — Asset Declaration
For Australian visitor visas (subclass 600) and certain partner/family visas, the Department of Home Affairs (DOHA) assesses the applicant's financial circumstances. A property valuation report in Australia dollar equivalent — showing you own substantial assets in India — significantly strengthens the application.
For Australian PR applications where you are sponsoring a family member, the sponsor's assets (including Indian property owned by the sponsor) may be relevant to demonstrate financial capacity.

Tips for Visa Applicants
- Get the valuation done no more than 2–3 months before your visa interview date
- Request a cover letter from the valuer briefly summarising the property and value (some VFS centres ask for this)
- If you own multiple properties, get all of them valued — total net worth is more persuasive than a single property
- Carry both the original valuation report and a self-attested copy to the visa interview
- Ask for a PDF digital copy — some online visa applications require document upload
